For the past few years, with low inventory and a strong seller's market, my go-to answer for "when should I sell?" has been simple: "anytime!" Buyers have been plentiful, leading to quick sales and multiple offers year-round.
However, a recent Zillow study caught my eye, concluding that Spring (late March to late May) is generally the best time to sell. Digging deeper, I found their data for Cleveland specifically pointed to late June as the sweet spot for the highest sale premiums.
Intrigued, I conducted my own quick analysis of average sale prices in my local Cleveland market from 2020-2024. While annual appreciation was clear, the monthly trends were fascinating. The highest average sale prices did appear between June and August, aligning with Zillow's findings. But here's the surprise: November and December weren't far behind!
So, I'm updating my advice: "Anytime between April and December, if it fits your plan!" If you're thinking of selling in January, waiting until April or May could yield significantly more. But for other times of the year, waiting might not make a huge difference. The only real period to avoid, if possible, is January through March.
