Westlake is best known for Crocker Park, a large mixed use development that feels like a small European town.  The city features high quality schools, outstanding city services and excellent recreational facilities.  Westlake also has a substantial business presence with American Greetings, Nordson and Travel Centers of America all headquartered there.

The entire west side of Cleveland continues to experience a strong seller's market, with limited inventory and high buyer demand.  

Here's a breakdown of the key Westlake OH real estate trends based on recent data:

  • Median Sale Price: The median sale price of a home in Westlake has been on the rise.  Recent MLS data shows the median sale price at approximately $452,000, which is a significant increase of around 9% year-over-year.  Other sources cite a median home value- which takes into account all homes, not just the ones that sold- of around $481,000 as of late July 2025.  This also represents about a 5% overall increase - which is slightly better than historical price appreciation but down from past years.  Westlake home owners should expect appreciation to return to normal levels over the next few years. 

 

  • Price Per Square Foot: The median sale price per square foot is also up slightly at $212.  Westlake's adjacent neighbors Rocky River and Bay Village command significantly higher price per sq ft ($239 and $250 respectively).  Avon and Avon Lake command about the same price per sq ft.  Westlake is considered to be a premium suburb, without question one of the best on the west side, so at lower price per sq ft pricing is also a good value.

 

  • Inventory:  The last 12 months average inventory is 2.16 months which is slightly higher than we have been seeing.  However sales lagged over the Jan-Mar winter season which may be skewing the overall number. (see my blog post: The Best Time of the Year to Sell Your House)  Current inventory is slightly below 2 months but Westlake has one of the higher inventory levels on the west side.  This in light of buyer demand generally means that there are a number of overpriced homes currently on the market.....buyer beware. 

 

  • Sale-to-List Price Ratio: The sale-to-list price ratio is above 100%, indicating that homes are, on average, selling for slightly more than their asking price.  Many homes receive multiple offers, with some "hot homes" selling for a premium and going pending within a few days.  Northern Ohio is one of the few remaining areas of the country experiencing this. 

 

  • For Buyers: The market is challenging. Buyers should be prepared for a competitive environment, quick decisions, and the possibility of needing to offer above the asking price to secure a property.  My Buyer Services

 

  • For Sellers: Westlake is currently a Sellers market. With high demand and low inventory, sellers have significant pricing power and can expect their homes to sell quickly, often for above the list price if the home is priced and marketed correctly.  My Seller Services

 

  • Overall Trend: Westlake continues to be characterized by steady price growth, which is a reflection of strong buyer interest and limited inventory.
