Cuyahoga and Surrounding Cities Property Tax Rates 2025

Cuyahoga county recently published 2025 property rates.  Property taxes are paid in arrears in Cuyahoga County which means that 2025 taxes are paid in 2026.  

I reviewed the list and here are the highlights:

  • the average property tax rate in Cuyahoga County is 2.12% which is down from past years. 
  • property taxes average around .8% to .9% in the United States as a a whole, and about 1.30% in the state of Ohio
  • Cuyahoga county has the highest average rate in the state. 
  • about half of the states in the US have average property tax rates of 1% or less....so to the rest of the country (with a few exceptions like Illinois and some areas of the east coast) Northeast Ohio property tax rates are very high.

the cities with the lowest rates in Cuyahoga county 
Brooklyn Hts (1.65%)
Cuyahoga Hts (1.65%)
Independence (1.62%)
Valley View (1.70%)
Westlake (1.64%)

the cities with the highest rates in Cuyahoga county
Cleveland Hts (2.86% - 3.58% depending on where in the city you are)
Garfield Hts (2.61%)
Maple Hts (3.16%)
South Euclid (2.96%)
Shaker Hts (3.50%)
University Hts (2.88%)

  • Lakewood has been known as a high property tax city but at 2.24% is now about average for the county
  • Bay Village (2.38%), North Olmsted (2.37%) and Fairview Park (2.31%) are above average.  Rocky River (1.93%) is below average.
  • If you wanted to enjoy the lowest property tax rates in Northeast Ohio, you'd probably live in Elyria in the Keystone local school district (1.35%) or Medina in the Buckeye (1.18%) or Cloverleaf (1.12%) school district!
